(Mishnah): If a person sold a town, the sale includes the houses, different types of pits, bathhouses, pigeonholes, olive presses and orchards; but not movable objects.

When he said, "It and everything in it", even if it contained animals and slaves, everything is acquired.

R. Shimon ben Gamliel: If a person sells a town, it includes the chief guard.

(Gemara) - Beraisa: If a person sold a town, R. Shimon ben Gamliel says that it includes the chief guard but not the king's chief tax clerk.

When he said, "It and everything in it", everything is acquired.

Even if he said that, it still does not include its shura or its banos, small forests that are not meant for use by the town, pens of wild animals, aviaries and fish pools.

Shura are the valleys that surround the town; banos are the nearby villages.

As for the area of the sea close to the town, some teach that it is included and some teach that it is not included in the sale.

Rav Chisda: (But there is no dispute) - those that say that it is included are referring to waters that are within the techum of the town; those that say it is excluded are referring to waters that are outside the techum of the town.
