SELLING AN OLIVE PRESS (Yerushalmi Halachah 5 Daf 14a)
משנה המוכר את בית הבד מכר את הים ואת הממל ואת הבתולות אבל לא מכר את הכיריים ולא את הגלגל ולא את הקורה
(Mishnah): If a person sold an olive press, the sale includes the collection tub, the upper stone in which the wood is inserted to press the olives and the cedar beams. It does not include the heavy planks (that are placed on the sacks of pressed olives, in order to further crush them), the wheel (used for turning the beams) or the (pressing) beam.
בזמן שאמר לו הוא וכל מה שבתוכו הרי כולן מכורים
When the seller said that he is selling, "it and everything in it", everything (listed above) is sold.
רבי לעזר אומר המוכר את בית הבד מכר את הקורה:
R. Elazar: If a person sold an olive press, the sale includes the beam.
גמרא כל עצמו אם אין לו קורה אינו קרוי בית הבד. ותימר אכן.
(Gemara): Why does it include the beam? As without the beam, it is not an olive press!

Who taught that the sale includes the beam? R. Elazar in the Beraisa...
דתני בשם ר' אלעזר המוכר את בית הבד מכר את היקבין ואת האסירין ואת המפרכות ואת הריחים התחתונה אבל לא את העליונה ולא את השקין ולא את המרצופין שבתוכו.
Beraisa (citing R. Elazar): If a person sells an olive press, the sale includes the baskets, the planks that press out oil, the upper stone and the lower (fixed) millstone used for grinding the olives. But it does not include the upper unattached millstone, the goatshair bags or the leather bags that are inside it.
בזמן שאמר לו הוא וכל מה שבתוכו בין כך ובין כך לא מכר היצועין והשכוין והחרותין שבתוכו:
When the seller said, "it and everything in it", either way, the sale does not include the various chambers carved out of the walls.
SELLING A BATHHOUSE (Yerushalmi Halachah 6 Daf 14a)
משנה המוכר את המרחץ לא מכר לא את הנסרים ולא את הספסלים ולא את הבילניות
(Mishnah): If a person sold a bathhouse, the sale does not include the planks (placed on the ground so that the underground fire should not burn people's feet), the benches or the towels.
בזמן שאמר לו הוא וכל מה שבתוכה הרי כולן מכורין
When he said that he is selling, "it and everything in it", everything is sold.
בין כך ובין כך לא מכר לא את המגורות של מים ולא את אוצרות של עצים:
Even with a stipulation, the sale does not include the collection pools (of water to be used for washing) nor the wood stores.
גמרא תני המוכר את המרחץ מכר בתים הפנימין והחיצונים ובסלקי וקמין ובית האורירין אבל לא את המגדלין ולא את היורה.
(Gemara) - Beraisa: If a person sells a bathhouse, the sale includes the inner and outer rooms, the large room, the water heating room and the bathhouse attendants' room (cloakroom); but it does not include the storerooms nor the water vat.
ר"ש בן אלעזר אומר מקום הבלן מכור ומקום האורייר אינו מכור.
R. Shimon ben Elazar: It includes the owner's room but does not include the attendants' room.
בזמן שאמר לו היא וכל מה שבתוכה [מכורין]
When he said that he is selling, "it and everything in it", everything is sold.
אע"פ שאמר לו היא וכל מה שבתוכה. בין כך ובין כך לא מכר את המגורות של מים שמשתמש בהן בין בימות החמה בין בימות הגשמים ולא בית הכנסת של עצים.
Even so, the sale does not include the collection pools that are used both in the summer and the winter, nor does it include the wood store.
אמר לו היא ומשמשיה אני מוכר לך הרי כולן מכורין:
If the seller said, "I am selling you it and all of its accessories", everything is sold.
